The problem: running a community on spreadsheets, logbooks and WhatsApp groups
In many communities, administration is spread across tools that do not talk to each other:
- Fees live in a spreadsheet that only one person understands.
- Payment receipts arrive by WhatsApp, email or on paper, and someone types them in by hand.
- The gatehouse logs visitors in a paper notebook.
- Important notices get lost among hundreds of messages in the neighbors' group chat.
- Complaints and reports are forgotten because nobody follows up.
The result: arrears nobody can measure, neighbors who do not trust the accounts, and an exhausted board.
How Fami solves each problem
Clear fees and payments
Fami generates each home's monthly fees and shows a 12-month grid of what is paid, pending and overdue. Residents pay by bank transfer, upload their receipt in the app, and the administrator approves or rejects it. Each resident sees their own balance, and the board can export the records to CSV.
QR visitor passes
A resident creates a time-limited QR pass for a guest, on foot or by car. The guard scans it at the gate and the entry is logged. If someone arrives without a pass, the guard sends a request to the resident's app for approval.
Incidents that get followed up
Leaks, noise, parking or security: the resident files a report with a photo and a category, and the administrator updates its status until it is solved. Nothing gets lost in the chat.
Amenities without conflicts
The pool, gym or event hall is booked from the app, with set hours and capacity.
Communication that actually arrives
Announcements with three priority levels and read tracking, surveys with live results, documents organized by category (rules, meeting minutes, contracts) and emails to specific groups: everyone, owners, residents or security.
Fami's artificial intelligence
Fami uses AI models from Anthropic (Claude) and OpenAI for two concrete jobs:
- An assistant for the administrator. Ask in plain language, for example "what is our collection rate this month?" or "which homes in block C are behind on payments?". The assistant answers with your community's data: payments, balances, visitors, incidents, announcements and more.
- Receipt reading. Upload a photo or PDF of a payment receipt and the AI extracts the amount, date and concept, so nobody has to type them in.
The AI tools are for administrators, and each community controls its own monthly AI budget.
